Standard Real Estate Transaction Fees
Seller standard representation fee is $400.00 and includes the following legal services:
1. Review or Prepare the Real Estate Contract;
2. Order title insurance and mortgage payoff;
3. Advise on inspection and/or financing issues, if asked;
4. Draft closing documents such as the Deed, P-TAX and Settlement Statement;
5. Attend the closing. If we are unable to personally attend your closing, due to scheduling conflicts, we will arrange for substitute counsel.
Buyer standard representation fee is $400.00 and includes the following legal services:
1. Review the Purchase Agreement and Contract;
2. Review title work for the existence of liens;
3. Advise on inspection and/or financing issues, if asked;
4. Review the closing documents such as the Warranty Deed, Transfer Tax Document (P-Tax) and Settlement Statement;
5. Attend the closing. If we are unable to personally attend your closing, due to schedulingconflicts, we will arrange for substitute counsel.
FSBO (for sale by owner) standard transaction fee is $500.00.
COMMERCIAL / MULTI-UNITS / RENTALS transactions: minimum of $500.00.
Additional services/fees:
-Preparation of Quit-Claim Deed: $75.00
-Preparation of Early Occupancy Agreement: $75.00
-Preparation of Power of Attorney: $75.00 ($125 for Buyers that use a lender)
-Wire fee for incoming closing funds or outgoing proceeds for a closing: $30.00/per wire
-Courier fee for overnighted documents: $20.00/per package
-Preparation of Early Occupancy and/or Holdover Agreements: $75.00
Pricing and Payment for Standard Services
**Please note my fees do not need to be paid ahead of time. It results in a simpler practice that my fee is paid at the closing, accounted for on the Closing Statement.**
